What to do, step by step

Before you sign

  • Get the property register from the Internet Registry Office and check that the owner is the person you are signing with and that there are no seizures.
  • Ask the landlord for the fixed-date status record and national and local tax payment certificates. Landlords must show these when signing (Housing Lease Protection Act Art. 3-7).
  • Check the building register to confirm it is a residence and not an illegal building.

On moving day

  • Move in and file your change-of-address report. For foreigners, alien registration and this report count as resident registration (Immigration Act Art. 88-2(2)).
  • Your right to assert the lease against third parties starts at 00:00 the day after you move in and report (Housing Lease Protection Act Art. 3(1)).
  • Get a fixed date stamped on your contract so you are repaid by rank in an auction (same Act Art. 3-2(2)).

If the lease ends and you are not repaid

  • Before you move out, apply to the court for a lease registration order (same Act Art. 3-3).
  • Move out only after the lease is registered, so you keep your rights.
